The all-inclusive rent not only includes the rental costs but also the heating costs, the hot water, the electricity costs, the use of the inventory as well as Wi-Fi and TV costs. Not included are laundry costs, parking, deposit, final cleaning and a one-time processing fee.

The Donau Homes consists of two houses, the HO has the address Kaisermühlenstraße 16, 1220 Vienna.

Generally, the rental period begins on the 1st of October and ends on the 30th of September of the following year and is therefore 12 months.

The security deposit serves as a guarantee for any outstanding usage fees and operating costs, as well as for the cost of repairing any damages done to your unit or to the common areas of DOHO that you have caused.

The Donau Homes consists of two buildings. The DO is located at Kaisermühlenstraße 12, 1220 Vienna.

Yes, there is a storage room in the basement for each room, providing enough space for all your belongings. Please note, that residents of a double studio share a storage room.

Yes, you are welcome to stay with us longer. Please get in touch with our team soon enough at office@donauhomes.at. Please note that you mention your name, room number, and desired extension duration in your email.

Our technician, Mr. Schneider, can be reached at +43 664 4804917 for urgent matters. However, please note that outside of normal business hours, there may be a service charge.

If you lose your key or access button, please notify us immediately at office@donauhomes.at. Please note that costs will apply for the replacement or exchange of each lock or access button.

Please confirm your move-out date to the DOHO team via the email address office@donauhomes.at, at least 10 business days prior to the end of your contract, and arrange a date for the return of keys with Mr. Schneider via tech@donauhomes.at.

Please remember to take all your possessions with you, dispose of any trash, and leave the apartment clean. If personal belongings need to be disposed of by us, the cost will be deducted from your security deposit. You can find the costs for the mandatory final cleaning in your rental agreement.

After the contract has been signed, please transfer the first rent, the deposit, and the processing fee, and then send us the confirmation of transfer to office@donauhomes.at.

After we receive the payment, we will send you a confirmation and you can arrange a handover appointment with Mr. Schneider at tech@donauhomes.at. You may move into your room within the first 14 days of the contract period.

Please inform us at least 10 days before the start of the contract on which day we can expect you, so we can prepare everything for you.

We need the following documents from you:


– ID Card
– Proof of enrollment (for students)
– Proof of income (for non-students)
– If applicable, a guarantee from your parents and their ID card
– Completed lease agreement and termination notice

Yes, you can register your new DOHO address at the district office of the 22nd district (Google Maps). The form, that you need, can be picked up from our office after consultation with our team (office@donauhomes.at) and we will gladly sign the accommodation provider field for you. With this form, you can then register at the district office after making an appointment.

Yes. Simply contact our DOHO team at office@donauhomes.at and book your Fully Equipped Package, including pans, pots, glasses, plates, cutlery and more for a small monthly rental fee.

Yes, we have parking facilities at the DOHO which you can book on a monthly basis. Alternatively, there is a Park and Ride right next to the DOHO.

Directly next to the U2 Donaustadtbrücke station, just a 1-minute walk away from Donau Homes, there is a Billa supermarket. The Hofer supermarket is only 950m away from us, which is a 2-minute drive or a 13-minute walk.

After the end of your rental agreement, you will receive the deposit back within one month (minus any damages or outstanding payments).

You have to pay your rent monthly into our DOHO account. Rent must be received in our account by the 5th of each month.

To automate the payment process, we kindly ask you to fill out the SEPA direct debit form and send it to accounting@donauhomes.at (Download form (pdf)). 

Alternatively, you can also set up a standing order with your bank.

Dogs and cats are not allowed. Small rodents, that live in a cage, can generally move in. However, please ask the DOHO-Team beforehand.

We have free bicycle storage rooms and bike racks available that you are welcome to use at any time.

No. You can use the learning space at any time without prior registration and easily unlock it with your key chip.

After contacting Mr. Schneider (tech@donauhomes.at | +43 664 4804917), you will receive the exact details of the handover.

Your key will usually be deposited in a key box, so you can move in flexibly even without our presence. In your room, the washing card and other important documents (such as the registration form, the handover protocol, Wi-Fi instructions, etc.) will be available.

Yes. The communal laundry rooms are located in the basement. The washing machines can be paid for by using NFC (laundry card) for each wash cycle. The dryers are available for free use to everyone.

Your room is fully furnished. You are welcome to additionally decorate it by yourself with smaller furniture if you would like to.

We will also provide you with cushions, a comforter, a fitted sheet, and pillowcases upon moving in. Just remember that you will need to return the bedding we offer when you move out.

The kitchen comes with basic appliances such as a refrigerator, an oven, and a stove, but you will need to bring your own utensils.
